N16 is an area currently undergoing big changes. While still being a relatively young postcode with the average age being just around 30 it has become an area where many London professionals go to when looking to buy a property and start a family.
The fact that N16 is very well connected and allows for very easy commuting to Central London is a large factor also.
Stoke Newington Common
Compared to some of the areas it neighbours on it has many open spaces with a good number of parks and green areas. Stoke Newington Common, Clissold Park, Abney Park or Woodberry Wetlands are some of the places that give N16 some air and greenery.
It also has many parks right on the border in neighbouring postcodes like Hackney Downs or Finsbury Park.
It is also very close to some of trendiest parts of East and Central London. The art scene of Hackney is right around the corner and getting to Shoreditch takes only 10 minutes from some parts of N16.
It is well connected with a variety of bus lines running through central, north and east London. The overground is one of the main connection points between N16 and other harder to reach parts of London.
Dalston Kingsland, Rectory Road, Stoke Newington and Stamford Hill are all Overground stations.
Manor House and Seven Sisters
Manor House and Seven Sisters underground stations are not within the N16 border but provide an easy way to commute for the residents of the Northern part of N16.
Stoke Newington and Stamford Hill can be surprisingly beautiful areas. The architecture is generally Victorian and Edwardian with many incredibly well kept terraced and detached houses.
A lot of the culturally and architecturally significant buildings are still here in their original form since N16 was survived the second world war in a decent shape.
Due to it's history and demographics it is however a postcode that needs further study and careful mapping. There are many places where council buildings intertwine with affluent homes and businesses.
We have gone through N16 road by road and determined exactly which areas should be included in our mapping system and which parts of the postcode should be excluded.
All the businesses, undeliverable locations and local authority housing have been crossed off our mapping system and as such all that is left are private residences appropriate for targeting by leaflet distribution.
There are many larger Victorian or Edwardian homes that have now been split into multiple flats in N16.
